It always feels a little daunting to take on big new building jobs, and loft conversions are no different. The loft conversion process needn’t feel opaque, though – JBS Lofts are here to talk you through our whole process, so you know precisely what lies ahead.
Although each loft conversion process will have its characteristics, the general loft conversion process remains the same throughout all of our projects. Our priority is to keep things efficient, easy, and expected – so that the level of disturbance you face is kept as low as possible.
Your Team Leader will remain your port of call throughout the build and will keep in regular contact, so that you know what will be happening and when, as well as discussing any changes, concerns, or progress updates.
We’re here to help with your loft conversion. Our process begins with a visit from our team at a time that suits you. During the visit, you’ll discuss your ideas, ask questions, and address any concerns while we assess the space and explore the best use of it. If you share a party wall, it’s also wise to involve your neighbours early on to gain their approval.
After our visit, we’ll send over a free quote. This might include the costings of several loft conversion options, to suit a range of budgets and requirements as discussed with you on our visit.
Once you’re happy with our quote, we’ll arrange a site visit with our architect for a full survey to plan your loft conversion. Plans will be drawn up to meet your needs and sent for your approval before finalising. We’ll handle the building consent process, ensuring your input at every stage. The next step is selecting fixtures and fittings, guided by your project coordinator.
Once you’re happy, we will schedule your plans, alongside a start date, and set out a payment plan. JBS Lofts will ensure all building inspections are carried out, and the work is certified on completion of the project. We’ll ensure all is as you wish, go for final sign-off, and place orders – so we’re ready to go at your scheduled start date.
Due to our years of experience in loft conversion, our process is as streamlined and efficient as possible. We want to make this a process which is exciting, efficient, and stress-free for you as our customers.
The next step is to erect all necessary scaffolding and receive all of the orders we have placed for your project. Scaffolding will go up about a week before build commencement, and your orders will be delivered this week, too. Don’t worry, you won’t need to plan to ‘stay home’ for this period; at this stage, everything is happening externally, with no access to your home required.
We always thoroughly check scaffolding before your work commences, as the safety of our staff is paramount. You will also have an onsite health & safety induction before we commence work.
Your new loft will first be boarded out, and structural steels put in place. We’ll also build any dormers, as specified by your design.
Most loft designs don’t require Planning Permission, as they are within the footprint of your building and abide by the Permitted Development Regulations – but some projects don’t fall within this. These will have had permissions sought early in the process. A building inspector will visit the site throughout development to ensure your project goes to plan.
We always want to maintain open lines of communication, so your onsite team leader will give you a daily progress report. You can also choose to arrange to meet weekly for an update.
Once building control has done a final inspection, we will walk you around your new loft conversion, to ensure everything meets your expectations. At this point, you will sign off the project as completed, or request any final tweaks.
We will clear up the mess of such a job, removing all materials that we’ve used in your build progress. Any excess materials will be cleared off site, and the scaffolding will be removed. Your loft conversion is complete!
We believe in the fine quality of our craftsmanship and the products and materials we choose. That’s why if anything happens after job sign-off for the next six months, we’ll come back and fix it. As soon as we receive them, we will send you your Building Certificate, Electrical Part P, and any material guarantees such as windows. Your structure itself is guaranteed for five years.
